1. What does rent ready entail?
A full rent ready package will include fully landscaped yards with sodded lawns front and back, window coverings, garage door opener, and a full appliance package including washer and dryer, refrigerator, garbage disposal, and dish washer.

2. Is the Rent Ready Price Free?
Each builder is different in what they will agree to include in the base price of their home, but rest assured we strive to negotiate the best deal possible for our clients. It is our goal for each builder to include the entire rent ready package in the list price of their homes. It is common however, for builders to include parts of the rent ready package and charge for others. The most common negotiated items are the refrigerator, window blinds, and garage door opener. In almost every case, a fully landscaped yard will include sod in the front and sides of the home with one or two trees and a compliment of bushes near the foundation. Some builders will include a fully sodded rear yard.

3. What is the benefit of using your company versus shopping on my own?
The team at Palmetto Preferred Properties focuses 100% of its efforts on finding properties for the network and negotiating with builder's to offer the best possible buying scenario for our clients. Our closing department tracks the entire transaction from contract signing to the closing table. Volume discounts on property management, home inspection assistance, competitive hazard insurance quotes, and most importantly, service after the purchase are only a part of what our clients enjoy. There is a common misconception among some buyers that better deals and lower commissions can be negotiated by dealing directly with the builder's. What they don't realize is they are usually dealing with a real estate agent who works in the best interests of the builder. Time and time again we get calls from disgruntled buyers who thought they were being wise by going directly to the builder. They soon find out that the home they bought is much too expensive for the rental market, cash flows are highly negative, and they have no representation and nowhere to turn when things go wrong. Our company has successfully placed over 500 investors in over 100 neighborhoods in all of the major markets in South Carolina, Savannah, Georgia, and Augusta Georgia. 4. Do all of your properties have positive cash flow?
NO! In higher appreciating markets, cash flows will normally be negative and even in lower appreciating areas positive cash flows are not guaranteed.

5. Why do I have to sign all of these disclosures?
Buying properties from 3000 miles away is not a normal real estate transaction. In most real estate transactions the buyer sits across the desk from the real estate agent and certain forms are explained and executed. In South Carolina and Georgia it is a must that we explain agency disclosure so that the buyer can make an educated decision as to how they want to be represented. The rest of our disclosure package is a product of many years of experience representing the network and we ask that you carefully read and sign all of them so that you, the buyer, stay fully informed.

6. Do you represent the builders?
No.

7. If I am a real estate agent, will you pay me a referral fee?
No.

8. How long do properties take to rent?
Rental prediction is not an exact science. We try to choose properties that have a high rental demand but we cannot guarantee a quick rental time.
